Obtaining planning permission can be a very useful way of improving your property, both in appearance, size and in monetary value.

Planning permission gives you legal permission to:

  • Build a new property.
  • Extend or alter an existing property.
  • Provide a driveway at a property.
  • Trade from a property.
Where it has been established that planning permission is required:
  • You will need to submit a planning application to the local authority.
  • You will need to complete the necessary forms and ensure that you provide the relevant information.
  • A fee is payable for planning permission.

The application will be looked at following the planning guidance and your local planning officer will speak to you to advise whether this is an application which they can deal with or whether it will need to be forwarded to your Council's Planning Committee. After the relevant consultations have been undertaken a decision will be given to the application.

There are occasions where planning permission is not required, but you can still opt to apply for a certificate that states that the  operation or activity being undertaken is lawful for planning purposes. There is a fee involved with obtaining this certificate and just like a planning permission you would need to provide sufficient information.
